1. The cleaning fee is $200. Some may think this is high. We have realized it is difficult to find good cleaners and because of this we do not think $25/hour per cleaner for two cleaners that spend 4-5 hours in the unit is unreasonable.

2. Management fee is $125. This covers you for travel protection and any damage done to the unit. Trust us, working with Airbnb on the damage claim process is not a fun time and we do not want them to pursue you for any incidental damages that we have to claim. This allows us to collect directly from our own insurance carrier and gives you the peace of mind if anything gets broken during your stay.

EARLY CHECK IN: we will try to accommodate however it is entirely dependent on how the previous guest treated the unit. Once our cleaners get in at 10am they can let us know if it's possible to have the unit ready by 1-2pm. If it is not possible we will refund you.

LATE CHECK IN FEE: This fee is charged by our condo association for "after hours" arrivals. We just pass the charge on to the guest.

Cancellation Policy

Cancellation Policy: If Guest wishes to cancel his/her reservation, the moneys received will be refunded as follows:
a) 100% if cancelled 60 days prior to the Check-in Date.
b) 50% if cancelled 30 days prior to Check-in Date
c) If a reservation is cancelled by the Guest less than 30 days from the Check-in date, the renter will forgo all refund amounts. If you choose to dispute this, it must be in writing and the homeowner will review each case and make a determination as to the amount refunded.
For online reservations: your cancellation policy is the one you agreed to at the time of your booking. This cancellation policy above applies to personal bookings that are done through us.

** Please note payment processing companies are not out to help small businesses. When we process your card they take the 3% processing fee from us. If we refund you, they will still keep the processing fee. Because of this we have to make it known to our guests that should you cancel at any point the 3% card processing fee is non-refundable.

Beautiful spacious condo. Lucas was quick to communicate with us. Check in was easy. Publix is a few minutes down the road. The condo provides carts to get your items up to your condo. Pool is not extremely deep, 5 foot I believe. This is a plus for me while traveling with my four kids. If the condo had been available, I would have extended our trip. We will be back!

This property was so much more than we expected. It was a beautiful property-- thoughtfully decorated, bright & airy. Lucas was professional and a pleasure to deal with in every interaction.
We really appreciated the variety of sleeping arrangements in the condo for our multi-generational group. We all enjoyed the wrap-around deck, where we ate breakfast, took meetings and virtual classes.
The beach area to the left of the property (when facing the building from the beach), was not crowded and peaceful during the week.

This was our 6th year staying at an Ocean Vistas condo. We absolutely love the location and the beach was wonderful. There were four of us staying in this particular condo and had plenty of room. The kitchen was well equipped for the most part if you are cooking in. The view from the 9th Floor was awesome. Even though it is not an ocean view condo, you could see the waterway and the boats on the backside of the building. Lucas was great to work with and responded to all our questions promptly.

This condo is amazing! It has everything that you need, and is located right on the beach.

We traveled during a time of social distancing, so we were pleased to have the condo to be able to cook all of our meals since we did not want to go to any bars or restaurants where there might be a crowd. We will have to come back next year when we can experience that part of Daytona too! In the condo, the kitchen is massive and has everything you would need, including a dishwasher. (I would suggest that plastic glasses might be useful for the patio area!). They also have an electric BBQ so you can still cook steak, hamburgers, etc on the patio as well. The patio is a great size and has nice views of the sunset and the Daytona Speedway in the distance. Although they have a picnic type table near the BBQ, there really is only seating for 4 on a round high top table on the patio, which was perfect for us. The glass doors to the patio are heavy and sticky and can be tough to open. A couple of the screens no longer roll freely either, but if that is something that you care about on vacation, your priorities and mine don't align!

The master bedroom is huge and has its own sitting area for those who like to relax in the morning before others are up (although, why not go on the patio!). There is a stain on the carpet near the dresser, but it is not a condo that is dirty by any means...the carpet is white, so whatever was spilled just couldn't be completely removed. The second bedroom has three beds, a bunk bed (with larger bottom bunk) and a queen. You could sleep 5 people there if 4 of them are smaller people and can share the beds.

We didn't watch TV, but there are two large ones available. I think they had cable TV too. The main area has a lot of seating and a pull-out couch (which as a party of 4, we didn't need, so I can't comment on how comfortable it is) and there is a large dining room table for meals and games in the evening (although we always ate on the patio).

The condo came with some great things for the beach. We loved using the umbrella for some shade (and to spot when being taken away by some waves in the water!) as well as the four beach chairs. They have 4 beach towels as well that we used. The washer and dryer is off the kitchen, so we were able to wash everything and return home with clean clothes and no laundry when we got back!

Our teenage boys loved playing pool in the common room, and they have a nice workout room (that we didn't use). The infinity pool is awesome, and although they say they heat it to 80F, it was definitely closer to 90F the week we were there. The hot tub was also a great bonus after swimming in the cool ocean, or in the evening. Pool hours are sunrise to 10 pm. The condo complex did a great job managing the COVID crisis, with Lysol wipes at every entrance, hourly cleaning and sanitizer dispensers in the lobby. Ocean Vistas is a First class condo complex, for sure. They have security on at all times to ensure that only guests enter and that guests follow the rules. Security was always polite, friendly and respectful and did a great job. Although I would have loved to have a drink while in the pool, you are not allowed. It did help me stay sober, I'm sure - and no spilled drinks in the pool or large groups of partiers was an added bonus. There are bathrooms located right beside the pool as well, which is great, as you don't need to go back up to the room. Although it says no alcohol on the beach, this is definitely not enforced and people didn't even try to hide it.

The location is perfect for Daytona Beach. It was a short bike ride up to the main drag, yet far enough from the crowds of Spring Break. Although crowds were reportedly less due to COVID-19, we stayed away from the main part, except to ride up there at 8am one morning before it got busy. In our area of the beach, there is a ramp beside the condo for easy access for your bikes, or if you wanted to drive onto the beach ($20 per day, or $100 for the week (yearly pass). It was not a busy part of the beach, especially if you went about 200 ft to the north of the building which ensured we were far away from everyone. Since we were social distancing, we also rode our bikes along the beach to the lighthouse and sunglow pier. It was a 3-4 hour venture and we rode the sidewalks part way there as we were biking on the beach into the wind, but we had a lot of fun doing that. There is a Publix and Winn-Dixie close by for groceries as well. The Publix is somewhere you have to drive, but you could ride a bike to the Winn-Dixie (and we did!) if you are just looking for a few items. We found the prices at Winn-Dixie to be better and it had everything you would need.

Lucas was a great host, who was always available by text whenever we had a question over the first couple of days and to let him know that we had checked out. He met us at the front of the Condo at check-in and gave us a quick tour of the facilities and give us our key FOBs and parking pass for the week.

If we get the chance, we would book this same condo again next year!

This is the perfect apartment for a couple, two couples or a couple with up to four children. It was sparkling clean, furnishings are tasteful, both BRs and the living room have cable TVs, a wrap-around balcony provides tables, chairs and a grill, there was more than sufficient linen (including beach towels), a washer/dryer in the apartment and a kitchen equipped with everything that a cook could need (e.g. coffee maker, toaster, juicer, food processor, blender, cook-top stove, bowls, pans, pots, lots of utensils, measuring cup, decent knives, cutting boards, basic spices, etc.) I wanted for nothing.

The view of the inland waterway is very pretty, especially at sunset. I enjoyed the well-equipped gym and sauna. The pool, heated to 80, is very pleasant and shares a large terrace with a Jacuzzi, which (surprisingly) was satisfyingly hot. The location is excellent: directly on the beach and within 5 - 10 minutes drive of grocery stores and restaurants.

An especially nice touch was that Lucas, the manager, met me at the apartment and gave me a tour. Being an old dinosaur, I was especially impressed by Lucas' efforts to provide a personal experience in this age of (anti-)social media and DIY.

I highly recommend this apartment!
